Fire Door Remedial Works

Fire door repairs and replacements that bring failed doors back into compliance, whether we inspected them or you have a report of your own.

An inspection tells you which fire doors are not performing. Remedial works are how you put that right. MAST Safety carries out fire door remedial works for building owners, managing agents, landlords and employers, bringing failed or defective doors back into compliance so they will hold back fire and smoke as intended.

When fire doors need remedial work

We can act on our own inspection findings or work from a report someone else has produced, so you do not need to start again to get the work done. Where a door can be repaired we repair it, and where it is beyond economic repair we replace it, giving you a single provider from the first defect to the final sign-off.

Fire doors fail for everyday, fixable reasons. The most common issues we put right include:

  • Worn or missing seals Intumescent strips and smoke seals that are damaged, painted over or no longer present.
  • Excessive gaps Gaps around the leaf that are too wide to contain fire and smoke.
  • Faulty closing Self-closing devices that no longer pull the door fully onto the latch.
  • Non-compliant hardware The wrong hinges, handles, locks or latches, or hardware that has worked loose.
  • Damaged leaves and frames Impact damage, unauthorised alterations or poor original installation.
  • Glazing and signage Compromised fire-rated glazing or missing fire door signage.

What our remedial works cover

We carry out the full range of repairs needed to return a door to a compliant, working condition, including replacing intumescent and smoke seals, adjusting or replacing hinges and ironmongery, repairing or replacing self-closing devices, correcting gaps, repairing leaves and frames where viable, and addressing glazing and signage. Where a door cannot be brought back to standard, we supply and fit a compliant replacement.

Repair where possible, replace where necessary

Replacing every door that fails an inspection is rarely the right answer, and it is rarely the cheapest. Many fire doors can be brought back into compliance with targeted repairs, so we repair where it is safe and sensible to do so, and recommend replacement only where a door genuinely cannot meet the standard. That keeps your costs proportionate while making sure nothing is signed off that should not be.

Because we also carry out fire door inspections, you can move from a clear report to completed works without sourcing and managing a separate contractor, which keeps the programme moving and the accountability in one place. Fire Door Remedial Works FAQs

What are fire door remedial works?
They are the repairs and upgrades needed to bring a fire door back into a compliant, working condition after an inspection has found a fault. That can be anything from replacing worn seals or a failed closer to repairing a damaged leaf, or replacing the door entirely where it is beyond repair.
Can a fire door be repaired, or does it need replacing?
In many cases it can be repaired. A lot of common faults, such as worn seals, faulty closers or incorrect hardware, are fixable without replacing the door. We replace a door only where it genuinely cannot be brought back to standard, which keeps your costs proportionate.
Can you carry out remedial works on doors you did not inspect?
Yes. We are happy to work from a report produced by another inspector, as well as from our own inspections, so you can come to us purely for the repairs if that suits you.
Will the works make our fire doors compliant?
The aim of every remedial job is to return the door to a compliant, working condition in line with current fire safety requirements, and we document what was done on each door so you have the evidence to show it.
How disruptive are the works to an occupied building?
We plan the work around your building and its occupants, coordinating with managing agents and contractors so it can be carried out with as little disruption to residents or staff as possible.
