Fire safety
Who is the responsible person for fire safety?
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person is usually the employer, or the owner or person in control of the premises. They must make sure a suitable fire risk assessment is carried out and that the fire precautions it identifies are put in place and maintained.
How often should a fire risk assessment be reviewed?
The law requires it to be reviewed regularly and whenever there is reason to think it is no longer valid, such as a change to the building, its use or the people in it. Many organisations review it every year. Since October 2023, every responsible person must record their fire risk assessment in full.
What is the difference between a fire risk assessment and a fire strategy?
A fire strategy describes how a building is designed to be safe in a fire and is prepared for architects and design teams. A fire risk assessment looks at a building once it is in use, including how it is managed day to day. We provide both.
What is a fire safety plan?
A fire safety plan is the operational plan that sits beside your fire risk assessment. It sets out the evacuation strategy, who is responsible for what, what is tested and maintained and when, and how contractors and visitors are managed.
What does passive fire protection cover?
Passive fire protection is the fire resistance built into a building: fire-resisting walls and floors, the fire stopping that seals gaps and service penetrations through them, and fire doors. We carry out compartmentation surveys, fire stopping and fire door inspections and repairs.
What happens if my fire risk assessment finds problems?
You receive a prioritised action plan. Where the findings call for remedial work, such as fire stopping or fire door repairs, we can carry it out, so you deal with one coordinated team from the first finding to the finished repair.
CDM Regulations
What are the CDM Regulations and why are they important?
The Construction (Design and Management) Regulations 2015, known as CDM Regulations, set out legal duties to ensure health and safety throughout construction projects. They apply to all construction work and help reduce risks during design, planning, and delivery.
Who needs to comply with CDM Regulations?
Clients, Principal Designers, Principal Contractors, Designers, and Contractors all have defined duties under CDM. Any organisation involved in construction work must comply, regardless of project size.
