Our fire risk assessment process

Our fire risk assessments follow a structured, compliant methodology.

  1. Identify fire hazards

    We inspect sources of ignition, fuel and oxygen, alongside issues such as electrical equipment, heaters, storage, escape routes and fire doors. We also identify people at risk, including vulnerable occupants.

  2. Evaluate the level of risk

    We assess the likelihood of fire occurring and the potential consequences, taking into account your activities, occupancy and layout.

  3. Review existing fire safety measures

    Fire alarms, emergency lighting, fire-fighting equipment, signage, procedures and training are reviewed for suitability and effectiveness.

  4. Recommend control measures

    All findings are documented in a structured report with an action plan, including risk ratings to help you prioritise actions.

Who needs a fire risk assessment?

A fire risk assessment is required for almost all non-domestic premises, including:

How often should a fire risk assessment be reviewed?

Fire risk assessments must be kept up to date. They should be reviewed:

  • Annually (as best practice)
  • After significant changes to the building or layout
  • When work activities change
  • Following a fire or near-miss
  • When new guidance or legislation is introduced

Fire Risk Assessment FAQs

Do we have to record our fire risk assessment?
Yes. Since 1 October 2023, every responsible person must record their completed fire risk assessment in full, whatever the size of the organisation. Before that date only premises with five or more employees, or those holding a licence, had to record their significant findings, so a business that was previously exempt now needs a written assessment on file.
Who counts as the Responsible Person?
In most workplaces it is the employer. It can also be the owner, the occupier, or anyone else with control of the premises, such as a managing agent, and there can be more than one responsible person for the same building. If you are not sure whether the duty sits with you or your landlord, ask us and we will help you work it out before anything is booked.
How long does an assessment take, and how disruptive is it?
Most single premises take a few hours on site, and larger or more complex buildings take longer. We work around how you operate, so trading, teaching and production carry on as normal, and we will tell you in advance if anything needs access that could interrupt you.
What do we get at the end?
A written fire risk assessment and an action plan with each finding rated by risk, so you can see what needs doing first and what can be planned in. The report is written to be used rather than filed, and is suitable for insurers, enforcement officers and audits.
What if the assessment finds problems?
The report tells you what to put right and in what order, and you are free to use your own contractors. Where the findings involve fire doors, compartmentation or fire stopping, we can carry out that work ourselves, so you move from report to resolved with one team rather than starting again with somebody new.
How much does a fire risk assessment cost?
It depends on the size and complexity of the premises, the number of floors and how many buildings you need covering. Tell us about your site and we will give you a fixed price before any work starts, so there are no surprises.
Do you assess residential blocks and HMOs?
Yes. We assess the shared parts of residential buildings, such as entrance halls, stairs, corridors and plant rooms, which is what the Fire Safety Order covers in a block of flats. Individual flats behind their own front doors are outside that scope.
